Lake Norman plans two major mixed-use developments



Both developments will feature commercial and residential usage in the towns of Davidson and Cornelius.

LAKE NORMAN OF CATAWBA, N.C. — Growth and development remain hot-button issues across the Lake Norman region, as two major mixed-use proposals move through the planning process—one in Cornelius, the other in Davidson.

At the corner of Jetton Road and Bethel Church Road, a vacant lot could soon be home to a six-story building featuring 14 condo units, commercial space, and underground parking. But due to its height, the project must go through conditional rezoning, with a final vote expected by the Cornelius Town Board on April 21, it would then move to the Planning Board before going back to the town board for final decision. 

“Change is gonna happen,” Lee Sult, a lifelong Cornelius resident, said. Sult said that while he’s open to growth, he hopes town leaders will prioritize infrastructure in their vision.

“We got to do something about the roads, we’ve got to do something and the traffic,” Sult added.

Meanwhile, just a few miles away in Davidson, developers have proposed a mixed-use project along South Main Street that would include 24 residential units, 12 townhomes, and commercial space.

Julie Wilkinson, co-owner of Table & Board, a business near the proposed site, welcomes the idea of new neighbors.

“We are so excited to see more development down here on South Main Street,” Wilkinson said.

But she also echoed a common concern: “Obviously the traffic is a big concern, from a business perspective we feel it will be great for everybody.”

The Davidson plan just wrapped up its public feedback period, and the community meeting report is expected to be published by the end of the month.
